  讲私募地产类业务开展时期，约2014年前后，成明资本开展地产私募的故事，书中专业术语还算到位，人情世故尤为精彩，也揭露了开发商初始投入不足、银行变相违规放贷、担保行业违规转贷、银行收贷、老板推荐项目后甩锅、股东的越级操作、经办人吃回扣、尽调不细致、艾滋病人讨债、白手套背后的高人操盘、民营入股后与开发商的利益绑定等行业现象，都挺写实，除了其中的男女关系，太理想化，实际更肮脏凌乱，哪有什么真爱。读完全书，似乎没有输家，都是赢家，但赢得是什么呢？是老天爷赏饭吃，还是祖师爷赏饭吃，赢的其实是房地产行业整体上升的行业红利，无非是分给A多还说分给B多的区别而已，而明成资本作为私募，其股东却通过项目实现对自己的利益输送，这才是本书，或者是整个资产管理行业最大的问题，两头在外不要紧，但不能缺少契约精神，拿着别人的钱投别人的项目，赚自己的腰包，资产管理的本质是什么呢？是服务于实体（客户）？是服务于股东？那么自己的委托人、LP是什么呢？只是又傻又笨的OPM？也许全行业都忘记了资产管理的本源。等潮水褪去，大家一起搁浅。。。
